Hello @Ryan Johnston,The decision to keep or sell a property isn't just about its current performance.

If not I wouldn't bother selling as there is an incredible amount of money lost in buying and selling properties, so you have to make sure you have a plan to maximize the equity and actually have enough. 

It sounds like you've absorbed a bunch of problems already and a new sewer line and the current basement situation will cost you way less than the $50K in fees to sell it. 

This number carries over into the two replacement properties.You don't mention capitalized improvements so I have to assume that your adjusted cost basis in the relinquished property is $230k. 

No, refinancing isn’t an option because of how we purchased the property.

If I were in your shoes, I’d seriously consider selling the $650K property.

Look at what’s been selling or renting fast in the area and adjust if needed.
