I expect most of the complaing about STRs are unfounded and a easy election/vote getting for politicians.

Frank certainly is too but over the last several years has fallen into a lot of derogatory and politicized commentary and just plain hate speech against journalists, politicians, tenants, affordable housing groups and just about anyone who doesn't line up exactly to what he wants the mobile home industry to be. 

Politicians are again talking of eliminating the 1031.Does this change anything for you?

@Bruce LynnThey could but in reality it’s not the actual federal govt employees that are the biggest factor it’s all the lobbyists and government contractors that flock the area.Every large company has a contingent of people here to grease the pockets of all the politicians

If you're not in favor of politicians interfering with market dynamics, you should already want those tax breaks gone anyway.

I would setup a nonprofit with non family board membersdonate the asset to the board for a tax deductionNP pays no property taxes, income taxes going forwarddonor/investor retires and become Executive Directorand draws a salary for as long as the asset producesat the same time helping the public with affordable housinggetting support from planning, politicians, taxes, grants, etc.

Politicians are not economists.  

Virtually every economist states rent control is bad for the community, but we have politicians with no understanding of economics making these type of decisions.

Now the state-wide rent control hurled into the scene by our state politicians, and we will have to wait and see how it will affect.
