Your best bet is a property on water and sewer in a non HOA community and either convert the garage to an ADU or Build a separate ADU .

While national players will be more diversified, geographically and larger numbers, target payoffs should be withing the lease term, but not always possible with regional or national stores.The only tool an individual investor has in considering one store is knowoing the market and if in a small town, the expected growth in the area (which can be zip!).
