I would say you need to play to your strengths, whatever those might be.

The CF is only playing catchup to the cost to you of the property. 

Get a script, role play, and master it.

I'm a tenured professor in the music department at Michigan Tech University and lead my own bands and play with some folks it's possible you've heard of. 

Good appreciation play.

Liberty is a prime suburb so more of an appreciation play.

If you're going for the appreciation play, then you might be fine with less cash flow. 

For me I feel shifting to real estate is the right play which is why we made the pivot last summer, but I am open to other perspectives.
