Take it or leave it approach but am not excited about this deal at all and will let the team decide even if these folks accept our terms.The property is a solid B class IMO and managed well (and on our terms), I don't see why occupancy wouldn't be around 90% or better.Not worried about someone pinching our staff.I came out of "retirement" to muck around in real estate for a bit longer.Just to see if I still "got it".It's like riding a bike mate.I just wish J Wise would stop begging me for more naked video's hahahaThe door is always open for anyone to leave and find something better.Italy is calling out to me anyway mate and my Negroni is on ice.I do what I do because I want to do it, not because I need to do it hahaGrazie mille caro mioCi vediamo prestoDolce far niente... lolps.

Also depends on if you will ever want/need a roommate, one advantage of a 2bd is obviously if you are ever in pinch you can rent the 2nd bd, but if your pretty confident that’s not something you’ll do, I’d lean newer 1bd, not to mention that’s where the best deals are right now.

When we needed money it wasn't available due to low FICO scores from remodeling, DTI and so forth, so when we think of a possible financial pinch coming in advance, and can draw from a HELOC, that helps out a lot.

I have had mostly great guests, but the few that I've had that were terribly messy (much of what you describe but also smearing pizza toppings on the floor, having an easter egg hunt (I found some of the eggs) with chocolate in fabric and pink maybe egg coloring staining two sets of sheets) and yet were given 5 star reviews from prior hosts.
