The CA has was 25% LTV, so not much leverage.I checked your number and this is where it gets really interesting, so basically a $2.5M house in 2010 era, but in 2023 is "only" $3.9-$4.9M :-)In dollar value it's incredible, but in term of gross IRR it is like only 7%-8% IRR.

Hi Daniel,I am not familiar with JWB Real Estate Capital, but from looking online, it seems that they are REIT.I am not sure what return on investment they offer, please reach out to them and find out, but do not look at IRR - it is a very confusing number and I do not recommend that for starting inventors.Here is something for you to compare with:Location: Outside of Fort Myers, FLType of Property - Duplex Year Build - 2023 (brand new) with 1 year builder's warrantySize - 2,400 +/- sq ft, 3 Bd, 2 Ba on each sidePrice  - $500,000 - $550,000Rent  - $2,400 /month per side (Gross operating income $57,600 annually)Leases: annual, residential, tenant is responsible for all utilities, yard maintenance.I am sure you can do the math from here and please compare to what JWB has to offer.These properties are hard to come by, but I was able to close on 4 of them in the past month and they are all rented currently.Message me if you have more questions and also to let me know what you find out about JWB - I am curious to know.

It's expensive if one go to Stanford or private university, but if they go to State university, the cost is only $4K per semester still, it is soo cheap in any standard.I am about to say, people that came from third world country, is irritating when see American complaining for nothing.

At ten percent we would rather move to vietnam where their country 10 year yield is three percent LOLbut yes you are right, the illiquidity aspect of real estate is irritating, and it is so hard to make money out of debt of 8%.I am about to say all those multi asset leveraging that was mentioned earlier, can only work in 2012-2019 era only, after that' it's too risky.

Seems minor but it's sure irritating to deal with that in our software each month and no judge will evict if they haven't paid it. - The program in our City now requires the LL to sign documents that they will not evict regardless if the tenant pays for a minimum of 60 days from receiving the funding.
