That is a cheap pet fee and good cancellation. 

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Scares all the horses and dogs, but hey, it's ony a few times a year....

Then, a guest got called out for sneaking in 4 dogs (we only allow 2).

You have no more at risk than you do in your own home (where you probably have more equity.) or your own car (where you probably have more risk.) and we won’t talk about if you have a pool or a dog. 

Bringing any pets?

I got a very lucrative multi-day booking this fall, and then tried to cancel just a couple of weeks later claiming I want except her service dog which wasn't true.

Also measure the profit per door and fix or sell the dogs.
