Hey BP,Been a crazy few months... started a house flip at the beginning of summer and ran into some complications there and quite a few real estate deals that seemed to drag on forever.

Places like here where lenders let foreclosures drag on for years were casuing people to have the clock "reset" by a foreclosure 4-5 years after the BK.

not a great deal compared to buying 5 year term first trust deeps on performing rentals that pay 9 and 10% and you get paid off in 6 months then what .. no return.. until you find another deal so your drag on money turns your return much lower.. now if it was 10% or 7k over 6 months that would be something to think about.. but not an interest rate for such a short duration.

I could never make the tough decision until I figured out the folks were simply freddy freeloaders then I would do whats necessary.all the thoughts above for help should be explored.. and depending what state an eviction could drag on for sometime if these folks want to go to court..
