Hey @Sidney Duquette so I am not a fan of buying properties that can't perform with the hopes that it will build equity to offset the losses.

The landlord should be named on the tenant's insurance policy for additional protection and to assist with tracking compliance.

My biggest frustration isn't with the deal failure itself, it's more with the operating performance of the GP and honestly I'm not sure how an LP can really determine this.

I am considering building up on my fourplex. 2 additional units.

Whether or not they perform is secondary. 

Look up ideal existing performing properties, your "hero's" as it were, find out who own's it, and reach out to them. 

This method allows each partner to defer capital gains tax on their portion of the property.It's important to perform the "drop" (distribution of property to partners) well in advance of the "swap" (sale or exchange) to comply with the "held for investment" rule.
