For your first investment, it may not be worth the administrative headache to have an LLC. 

How much of a pain will it be to manage tenants?

Custom building a home is a slow and painful process.  

It's going to take the pain of another 12 or so months on & off, before people realizing flipping, unless it's in scarce, high value areas just won't work as easily. 

The lesson to me is jurisdictions can make the permit process to be painful, requiring tribal knowledge.

I did a loan assumption that is currently a GIANT pain in the ***.

It can be painful not knowing and making the wrong move!
