The registrar would revoke my license, attach my bond, I'd be found guilty of misdemeanor with fines and possibly jail.

She eventually got arrested and sent to jail right after I kicked her out so suing her for add'l damages above the security deposit amount would be easy to get the judgement but difficult to get paid back.

If these have been great tenants with zero payment issues for over a year I typically give them a one time "get out of jail" card for a single late payment....one time only.

He/she will give them additional time, but at some point they will be told they can go to jail for contempt of court. 

I'm not sure what that is, but if what you're doing with the lender is not completely true, then you may be committing mortgage fraud which is punishable with jail and big fines.
