If I scale to a point where I no longer have time and have to outsource, that line item is already accounted for and the property will still be profitable.  

Understand that they are doing this to make a profit, so it will be more expensive than coordinating maintenance yourself.It may be a decent program for a DIY owner that wants to just outsource maintenance, but you will have the same maintenance issues with this company that you would with a PMC:1) Higher costs2) Admins answering the phones & assigning work, that just know the basics about maintenance.

So you might be living in the US or in Europe, investment properties are bought to outsource and earn from the cashflow.

Are you intentionally looking to outsource the management and day to day operations to a management company versus self-managing? 

It's fashionable - and tempting - to outsource tax research to AI.

I also know he doesn't do his own underwriting and outsources it, which is very risky, and obvious when you look at them try to explain the underwriting during presentations.

I’d prefer less outsourcing on behalf of the banks and fewer web portals/ apps/ servicing companies because in my experience the more entities involved the more glitches, so adding a VA and another layer of software to the mix doesn’t sound inviting.

I am planning to self manage as well and since there aren't many managers in my area I will likely employ a similar strategy once I decide to outsource the management.

Some lenders handle draws in-house, some outsource and depending on who they outsource to, this can become a real crunch.
