I see that REI nation has zero available for Huntsville, and my impression is that  even turnkey operators can't make the numbers work here right now. 

We complete renovated and turned into a successful operation with a current 11% rate cap. 

Giving an operator cash to be spent, as opposed to a reimbursement, opens them up to all kinds of risk (work not being done, owner paying off other debts, buying crypto, etc.)
