- Would we be able to get funding just based on my resume?

I understand the standard rate in the USVI is 6% but believe I should be able to negotiate down based on the expected sale price.

@Samuel Coronado I’ve worked with a few lending options that have no seasoning requirements and allow you to borrow based on the appraisal or after repair value irrespective of how long you’ve owned the property for.

But based on the age of their post and their total number of posts, my guess is we'll never find out.

Not sure if that is the case for you or if you are worried about burnout but if not, I would continue making extra as a nurse which will help with getting you approved based on income for future homes. 

They have about 250k left to pay off and the value of the home is around 400k (based off of Zillow).

I first like to short list based on numbers and then deep dive.

If you are shopping based on rates and fees, these answers should provide you the detail needed to make an informed decision.  

However, I am also considering duplex and tri-/quad-plex assets if they pencil.Additionally, I currently work for a locally-based commercial developer/lender on multifamily, land, and some hospitality projects.
