I have been in the STR market for the last 13 years.

For beginning investors the financing is critical, but more experienced buyers rely less on financing because they have other avenues of getting the funds to close.

That said, I do work in a commission-only sales position right now, of which I have no issues with, and have studied on topics of underwriting/modeling, finance, development, among many others.

That's annoying they changed it with no warning - Brandon would always talk about all the FREE tools they have on here for newbies to start practicing analyzing properties.
