@Dan Thomas yes these delays can happen but if I prepare a head of time and can make sure to order things way early and make all the schedules fit for the step by step process. it will just be a matter of meticulously planning everything out, which I plan to do.

Unless the seller you purchased from kept meticulous records, I agree that you should err on the side of caution, because if this does go to court your damages can far exceed the amount of the deposit.

I would suggest to meticulously research the area in regards to the class of neighborhoods, school ratings, crime rates and demographics as some areas cash flow well but require more "management" due to the class of the neighborhoods.

For example it is waterfront, is a flat cleared lot next to a tourist attraction with insufficient parking, it is positioned next to a church or other type of building that may need overflow parking, in between to meticulously maintained houses, or in an amazing school district.
