Better for the bank to Foreclose right off the neg am and cash out at auction then suffer through 30 yrs of 2-3% while they are paying 5-6% to borrow. 

We had 4 yrs of college, 4 yrs of medical schools, 6 yrs of residency, 2 yrs of fellowship.

I'll be able to access my roth IRA in 3 yrs when I turn 59.5yo and I expect it'll be over $500k at that time.

@Nathan Harden- thanks ...I am  also here in WA  and  moved from  OH many yrs ago .....my wife is from Medina OH ......what about looking  closer to  here  or maybe a bit  north ( stronsville  etc) 

Ideally avoiding capital gains tax, we've owned it for more than 5 yrs & lived there the whole time.  

The formula I mentioned above applies here - what has changed isn't how the INTEREST is calculated, it's how the interest-bearing BALANCE is calculated.The guys I've heard promoting this method claim you can get payoffs of only 8-10 yrs, which is clearly not the case.

But they effectively only invest with sponsors that have been around for 15+ yrs, so there is a track record.Clearly, $1mm/yr investments to $20+mm/yr investments leaves a significant gap, which is all grey area.
