I began my real estate journey two years ago when - as a Finance and Accounting student - I realized that real estate holds more economic opportunity than any investment vehicle I was being taught in school - namely stocks, ETFs, commodities, mutual funds, bonds, currencies, 401(k), IRAs, etc.

@Kira Voden you can buy a duplex with owner occupied financing every 12 months.

Kira,I have seen Contractor partnerships recently here in Atlanta.

I actually spoke with @Kira Golden yesterday (connected via BP) - she and her husband are doing some cool things down there and may have some opportunities for anyone looking to get into the market. 

I would not have accumulated that same seed money without the 401(k)/IRA.

Try doing private money instead, Someone who has a 401(k), IRA or pension plan and they need to make better interest than they are getting currently. 

I would for sure get "out" of cash: like savings, 401(k), IRA, pension (or use them as real estate investment tools) out of even the stock market.
