I probably have about $100,000 of my own funds to put up, (will need $500k Minimum) but don’t have the credit or the income at this current time (Just gut renovated my main residence). 

The main problem is that most customers just look at the bottom line and mortgage loan officers know that. 

main challenge currently is finding quality tenants that can go thru my screening process (600+ credit score, clean background check, etc.)

While I couldn't find a good contractor, I can definitely say which ones to avoid 😅 The contractors were the main reason that I had to stop investing. 

I am trying to target a savvy investor or younger buyer who want to house hack while living in main home to help with the cost of ownership. 

Therefore, working with a single real estate agent doesn't make much sense as it will limit you to his/her very limited inventory and he/she might have as main objective to sell a property to you take advantage of your lack of knowledge of the market.

I am mainly in the West Palm Beach area.  

My main interests will be in fix and flips, BRRR, and buy and hold.

Hi @Robert Dandaraw - I'd definitely recommend listing the Bigger Pockets main podcast as well as Real Estate rookies. 

One suggestion to consider as I mainly do BRRRRs as well- find a local bank or credit union in the area you plan to buy that offers construction loans.
