@Alex Winfield I've closed 2 of these in the past year with 1 (possibly 3 in flight) currently.

things were in full swing and we had tumbled down a flight of stairs together.  

But, if they are flippers/rehabbers, investors, property managers, I could see that being a benefit.And I would certainly be looking at flight options into either market, as I couldn't imagine putting hundreds of thousands of dollars into investments in a market with visiting those investments at least a couple times per year.  

Do you knock on the flight deck door to let the captain know that he could get there faster at a higher altitude?  

I don't know about Memphis but I also invest in Indianapolis and my property taxes went up 17% this year.Another consideration: Nevada has low property tax rates and is a short flight or long drive away.

Look at the debt expenses, lack of savings, and then look at the flight to quality in passive investing vechicles(nvidia,s&p index).

I don’t want to just start booking flights to different cities hoping I figure it out when I get there.

We invest in top-flight self-storage and mobile home park syndicators and we do months of research before sending them a dollar. 

The Alaska Air flight where the door popped was also a sub contractor issues.the one that is on Boeing is the MCAS although the flights that crashed were all non US or European carriers ..
