If it's a matter of a quarter point but the more expensive debt is with a bank that offers better other terms like amortization and LTV, and they have a rock star loan officer, I'd go with the slightly higher interest rate product.2.)

You're going to get a lot more business by being a credible source of information that says out loud that it's a "what can you do that is really hard?"

The economy is rocking, we have full employment (~4% unemployment) and wage growth is still at 4%.
