It's going to be tough to buy a property without steady W2 income.  8k is a good start, but you might need to keep saving.  

It’s got strong rental demand and a big community of investors, which makes it easier to find deals and support.If flips are your goal down the road, consider a house hack that’s a light fixer-upper.
