NJ is very blue, liberal, tenant friendly state.

There are still a ton of roofs with blue tarps needing repair/replacement and some debris sitting curbside.  

Unless you're getting this property way under-market value, and/or the property is in a great location (blue chip market), I don't actually see the value of doing seller financing here, considering it's not the most stellar terms anyway.

If you don’t know how to estimate repairs, I would recommend using a tool like Blue Hammer.

I've been on this platform for many years and, over the years, I've seen new members linked or part to Mexican real estate agencies posting educational content about investing in Mexico out of the blue shortly after becoming new members and then disappear as they realized that their efforts wasn't giving them the amount of business they were hoping for.

I didn't get the benefit of hanging around guys who knew anything, the press guys were all blue collar stiffs that were going paycheck to paycheck and my father was making sales calls while I was in school so it was pretty rare I got to see those.

If this job popped up out of the blue, your intent was not to move within the 1st year, so you may be ok.If you are planning on building a portfolio of homes, it is safest to stick in your home for 12 months to reduce the appearance of potential fraud.
