I would lean toward Roseville or Elk Grove, while you will possibly pay a premium investing there, your upside long term is going to be better.

But in slower markets or times when cash flow can provide stability, I'd lean that way.

Our DSCR product is very STR friendly and heavily lean on AirDNA data vs appraisal.  

We buy in bulk at Sam's.We get a large pump body wash from Walmart.He get decorative hand soap dispensers and buy large jugs to refill all these.

Whatever that may be, lean into it.

It’s great that you’re pre-approved, but I’m curious why you’re leaning toward traditional lending instead of hard money, especially for a flip?

If you’re leaning toward an LLC, I can recommend some local options to help set it up.

You may be able to lean on the title company if they missed something, but generally if the deal closed and its not an issue of material disclosure or title or something its generally your issue now, the owner doesn't really have an obligation to comply if they closed according to the CD you signed.
