It is a lagging indicator meaning it looks back 12 months and does give a projection of the future, but based solely on the past.

It is important to know:- It is a lagging indicator (Trailing 12)- T12 performance does not equal future 12, too many variables.- You should pay for the premium version so you can see the comps that went into their calculation to factor if you have a superior or inferior product.- AirDNA is more accurate in areas with more comps and less variation in amenities and unique properties.- Check results against enemy methodBest of luck!

@Cj Powderhorn many investors really don't pay attention to market trends:(Nationally, rRents are flatlining at best in many areas, trending down in others.Of course, there are pockets out there that are exceptions.Days On Market (DOM) are up over 37% in the last 2 years and are expected to keep increasing for the near future.So, many investors need to adjust their market expectations, but are lagging in doing so.Regarding the RentReady time, your PMC should have been updating you throughout and explaining cost overruns.Recommend NOT just terminating them, but asking for a call with a manager to discuss your concerns.

Theres certainty always a lag when it comes to rates and closed loans and what is getting quoted in the current day but can share from our perspective:Average Rate so far in September 2024 - 7.417%Average Rate in August 2024 (103 DSCR Loans0 - 7.773%I'd predict average rate will continue to drop and be close to 7% flat for September once the month concludes
