You need an income that meets three requirements:Rents increase faster than inflation to offset constantly rising prices.It must be reliable; it continues even during economic downturns.It must last throughout your lifetime.These are all long-term requirements, so the current interest rates are not the major issue.

We increased the rent slightly after the first 24 month lease and were able to recently increase the rent when the first tenant moved out.Lessons learned?

When getting new tenants I've found the increase to be much more.

We have an existing mortgage (backed by these 2 lots and 2 others) and given the increase in appraised value there is no need to pay anything back to the lender when selling the lot.

Funny you mention the whole GP / LP thing - I spoke to someone recently who claimed to have raised $10M+ for a fund and owned over 100 units.

But with a co-living setup, renting out each bedroom separately at $850 per room could generate $4,250+ per month—a 70% increase in rental income. 

However, some amenities consistently deliver high value because they attract more bookings, increase nightly rates, or result in better guest reviews.
