If you give someone over 19% membership interest in the deal, the bank will usually require a personal guarantee from that individual.

You are still personally guaranteeing the loan.And you did the right thing by putting the assets into an entity, especially if there is equity.

Good contractors want to be able to guarantee their work, and if you are providing them with garbage materials they can't do that.
