We offer a ton of different fix-and-flip programs including putting 10% down on the purchase price and funding 100% of the rehab.

Assume break even cash flow while rented which includes a generous $600/mo repair fund.

In any contract you don't typically need a clause saying what you CAN do, its assumed you can do anything legally allowed as an owner including sell.

@Bryan Stengel, I think alcohol has been the tough one with the STRs, not sure about if you need license( hopefully someone will chip in ) , however there  always the liability part including but not limited to offering alcohol to people who are trying to quit etc.
