If you come with cash in hand, almost anybody will partner with you.

We may find a handful of deals this year. 

If you are very, very hands on, you will do well.

Hold onto that bad boy for 5+ years and you will be seriously thanking yourself down the road. 

It's a mobile home park performing as advertised, which I hope the sponsor holds for quite a while. 

One thing to consider is how hands-on you want to be.
