Obviously we need to do some groundwork with the City planning department and potentially zoning.We are approached constantly by developers seeking to purchase the property for them to develop (everything from we want to build homes to help the environment to building condos for our 98 year old grandmother to live in). 

Establish an emergency fund, manage your debt, and save for a down payment to lay the groundwork for your financial future.

All told with groundwork, septic and water should be in to this about 20k for both spots.

There's a lot of on the ground work you can do to start learning your market / building your buy box / etc.Getting MLS listings from agents = low return activity

Trying to do the groundwork now while my hands are tied so that when the time comes where I actually can purchase a HH, I am not starting from day 1.

on this one tenant did the ground work on finding something if it works say thank you, order it, and call a handyman to do it.

I understand it is a riskier arena, but, I believe I have done enough ground work and have attended couple of court step auctions as well.
