Depending on how close you are to Philadelphia you can really manage the property yourself as many Jersey neighborhoods are even closer to philly than some philly neighborhoods.

@Jaren Taylor, not sure if this is why you talk about raising all cash, but given most deals are trading in the 5% cap rate range, and agency debt is 6.5% while balance sheet debt is closer to 7%, I whole heartedly agree that all cash is the ideal capital structure for many properties today, if your goal is to maximize overall returns for your investors.  

We are also wondering whether it would be better to try and find something located closer to Nashville within 5-15 minutes that may not be as nice of a home or property for our budget or find something that is around 20-30 minutes from Nashville in the White House Tn area, but a nicer home within our budget.

The fresh perspective from someone outside of my network is crucial, that way my expectations can be closer to reality if I decide to reach out to new contacts for this opportunity. 

It might be worth a follow-up closer to the move-out date to confirm their plans, but avoid excessive contact to prevent escalation.

Some offerr condos, towns and sfr and all do well because they are closer to Disney.

The closer they are, the better.I remember talking about one of your buildings maybe a year ago.

I'm also in Raleigh and have STRs in Western NC, but ours are closer to Asheville area.
