It is not the flashy, sexy business that is portrayed on those ridiculous TV "fllipping" shows or on the infomercials.

Flashy cars, big boat in the water, work 5 hours a week....all seem to go hand in hand with the TV guru's.I know a lot of the guys from the 80's have filed BK, done jail time or are just broke.

I did some further research and the amount of flashy suits they show online makes me wonder (not really wonder, but know) where the money from the deal goes.

The 2nd "full" bath looks like a 3/4 to me so if that is the case you will either have to upgrade that or take a hit on rent.Why not just buy one of the available multi families in the area for $10-70K less and put that money into upgrading it if you want to have flashy modern units?

The guys and gals who do what people have done for hundreds of years and follow normal business practice and think of creative ways to make the most money they can, there are those who read and do nothing, and there are those who are all about the flashy programs, mentors, and scams (you).

Theres houses are designed to be cool and flashy but not practical and actually poorly designed and usually poorly constructed (because of the extremely fast time frame).

I certainly like the idea of having 0 mortgages, but owning less than 100 units before I'm 30 is not flashy enough :P
