Plastic or fiberglass are nothing but trouble.As to flooring, hardwood looks great, an certainly adds value, but it's big bucks to get it looking good after a tenant trashes it.

However, if I am looking at an olive green or yellowed chipped up and rusting ceramic eyesore, than a new fiberglass insert with a sliding glass door is going on my list of items to buy at the local Home Depot.Jet tubs are the in thing, so I won’t rule them out as a possible upgrade.

Mark Forest if you have a large hole to patch you can buy a peel and stick fiberglass reinforced patch that you them mud over.
