Pricing has changed but J Scott's one of the smartest guys around and is one of the books I always feel comfortable recommending.

I know what my ideal life looks like in ten years, unfortunately, I don’t feel like I can have my ideal life now because I am having to stay in the state that I am in until we can move without risk of my husband losing custody of his child, which will be in about 10 years so believe it or not I do spend a lot of time thinking about what I want the future to be like.

Lending terms will be important here.I'd say the biggest challenge thus far is making sure I feel comfortable managing this remotely, as it's located about ~150 miles east of Dallas. 

I have bought 2 properties this calendar year and this feels like the right next step to further me along. 

If I don't feel comfortable I also give folks a chance to get a cosigners.

You don’t have a large enough portfolio of houses for a lender to feel comfortable without a personal guarantee. 

I would have them stay there and critique the feel and comfort etc of the place.
