If anyone does this, theyre likely doing it as a favor and not a for-profit venture.

View cash flow as necessary to cover expenditures and meet debt coverage ratios in order to obtain favorable financing, do not view cash flow as a vehicle to cover future down payments. 

It has certainly been a challenge finding cash flowing properties in area where the demographic are favorable. 

I know this question was discussed many times previously, but hoping that high W2 or capital loss carryover bends the case in my favor to claim this as capital gain. 

Usually turnkey operators suck the equity out of a deal and sell at or above market so there goes the equity. 

It has very favorable zoning laws, the land is buildable, and the area has a housing shortage.
