A nice fat margin can get very thin, very quickly if anything goes sideways. 

However, I'm wondering if the rapid start-up has put his company in a bind trying to keep up. 

This isn't necessarily a unique experience.Our lease terms clearly state that the agreement is not binding until we have three things: verifiable funds for the first month's rent, deposit AND a signed lease.

You probably also have an opportunity to trim some fat on your PM fees if you still want to outsource the management because that's heavy.

Like ODC that has a portion of their deals that never really returned anything and were sent letters saying they needed a capital call or were going to take a big fat hair cut.. then ODC decided in the best interest of the company and investors to bring in pref equity according to what has been posted thereby diluting the original investors..

We're in a similar bind, and are beginning to look for lines of credit from lenders well versed in real estate lending.

but reminds me of 08 when credit got tight and or stopped and perfectly good syndicators were in a bind when debt came due and of course it was worse then than now but it seems like deja vu all over again..  ???

Train with the one thing you have with you all the time FIRST and then go to external weapons if you like.I hear all the time from some 400 pound fat guy they have a gun and go to the range once a week but if they walk more than 20 feet they get out of breath.  

If a rental/lease contract is a legally binding document...enforced by collecting rent...or enforced by an eviction process if rent is not paid....then can there not be a document (legally binding) for a tenant to sign that would relinquish their rights as a squatter or due process of eviction...

The “purchase agreement” is between a buyer and a seller....any commission mentioned is not really binding between the seller and the agent.
