LOLWhat you want to do is find a C area that is a little bit away from a D or F area but the broker listing for the bank used war zone comps for the BPO.This makes the C property price close to what they are asking for in the F areas.Those are the ones to go after.I just like going after ugly properties in great areas.I stay away from the war zones but have investors that take them on.The more risk the more return you should demand.

I'm just throwing it out there :DOr how about you employ your 2 other friends to do the construction if you trust them so you can have them involved, but just hold out on giving them the title of, "partner".

You have Repairs listed at 20% so if you are essentially saying vacancy and repairs are 10% each that is fine.If you're getting $1,300/mo on a place you're paying $50,000 for that is good......UNLESS it's in a D or F Neighborhood, in which case the cashflow can look great, but in reality be horrible because of constant tenant turnover and unreliable tenant activities.

I personally would not withdraw it to buy a D or C class property if your only safety net is the equity in your personal home.
