The state legislation (SB 13) and the local guidelines both expressly distinguish between ADUs and JADUs and state that the 150’ applies to both of them, not just JADUs (“The accessory dwelling unit or junior accessory dwelling unit . . . may include an expansion of not more than 150 square feet”).

When a listing agent also represents the buyer, the fiduciary duty to both parties gets removed, and instead turns into a duty to oneself (as the agent) to make the most amount of money possible.

Pretty sure I earned every penny on that one.Sounds like more of the issue is you dont know how to distinguish between average and quality, and over pay for average.Here is a question....if it is all so rigged....then why do I, as a top 1% agent nationally....use agents in other markets when I buy and sell there, when one would think Id be more than capable of doing it myself?
