It’s like trading baseball cards back in middle school.. you get the shiny new card you’ve had your eye on, and you don’t pay a dime until you finally decide to sell and pocket the profits.

*However*, if you nickel and dime every nick and scratch, then you should be a lot more detailed in and out.

Then you stop getting nickeled and dimed and they all most always show up.

For me my main goal and I achieve was being able to put them through collage on  my dime and then set them loose with no burden financially.

That's a potential of 5 - 6 months where the tenant doesn't have to pay me a single dime and will be squatting in my house for free.

They walked away from their leases, took FEMA money to move (and maybe even replace some "damaged" possessions, and are now living in new housing on the taxpayers dime. 

There's no chance I'll squeeze a dime out of this guy.
