It's uncertain right now whether this means you'll have to pay the tax now and subsequently amend the returns when you pay back the money to your IRA, or if you can defer the tax immediately on the basis of the honor system.With a Roth IRA, you won't have to worry about income tax, though.In order for the distribution to be a "coronavirus-related distribution" and exempt from penalty, you have to be able to prove you qualify (diagnosed with COVID-19, spouse/dependent who was diagnosed, financial hardship as a result of COVID-19, can't work, owns a business that got shut down, etc.).I expect more guidance on this topic.

I worked with a PM in a different college town in Indiana that would charge 12-15% on rent, but they didn't mark up maintenance, would often visit the property to help diagnose repairs before sending out a vendor to avoid trip fees, used local handymen that were cheaper, and only charged that percentage on late fees as well.

It will not end well, but you will spend a ton of time and effort before you find that you can't change them.This isn't just about cleaning the apartment, there are probably root causes of the hoarding that you are not qualified to diagnose and treat.

(not trying to be a jerk, just pointing out what should be obvious)Thanks Michael,  yeah I approved just some painting same day but I think my problem lies in they aren't even diagnosing the potential work until tenant leaves leaving a gap in time.
