Not sure if this will go against the culture here but if I read correctly and you are considering tying up your primary residence to an investment property please reconsider leveraging the home your family lives in. 

So many never know about the BP culture.

Some of the logistics are fuzzy as we would have to travel there regulary, get to have a great understanding of the cultural differences, build a 'team' of people as there are no Home Depots on every corner, but for about $50k US, you can own a pretty cool place in Italy.Best of luck to you!

We have a big place so it is families and groups.I do ask guests before booking if they are celebrating any special occasions and I will add some extra things to the welcome box that fits if I can.

Combining short term rentals and a venue is a huge advantage because guests would not have to travel far and you could offer better rates as part of a event package.My current venue focuses more on baby showers, content creation and birthday celebrations rentals.

Yes they suck. ...alot lol.Nice south bay burbs are still highly desirable, low DOM, naturally appreciate and coupled with value add still present good returns.Ironically techies (from many different cultures) still want a 3/2 picket fence house.This strategy, however, comes at great personal discomfort.

Beautiful weather, outdoor activities, and a vibrant culture add an extra layer of appeal for both residents and investors.But Florida isn't a one-size-fits-all market.
