Maximizing "laundry" means you have dedicated in-unit laundry that is also not coin operated and not located in a scary, dimmly lit unfinished basement.

i am totally impressed with the way 'guru' out there trying to influence people promising there's a gold cave somewhere from 'infinite banking' to 'my own the greatest system ever' :-) I bet they save their money in the crypto token as well.

Andre,First off congrats on making the move out of CA and into a more accomodatinng state like CO in terms of Taxes, Home prices, and future to build a sucessful REI portfolio. 

We need to optimize industries our areas offer or specialize in.My area has tons of fruit orchards and crypto / blockchain mining operations.  

I am putting a laundry room (coin-operated) and storage units in the basement of my small multifamily.

So many turn to the basement dwellers with the "command centers" full of pawn shop bought computer monitors of which some are in Porn Hub 24/7 while they shill crypto and for gurus in various spaces like real estate.

But if they wanted less control in investments---go the route of equities, fixed income like tbills or CDs, mortgage notes syndicators, REITs, possibly RE syndicators but do your diligence especially now, and even crypto cause that's an investment with little control.
