It sounds like you've got some motivated and cooperative sellers. 

When we have a tenant that is cooperative and informs us in a timely manner, we prorate the monthly rent but charge them the increase also.

For me, it's about practicing Cooperative Group Economics: It's not about me maximizing my profit, by rather about me maximizing the benefit to my community.

One of my original mentors was PRO lease option on the purchase side, however I never felt  peace about it.I was always concerned what if something happened to the original seller and they did not cooperate when it came time to exercise the option. 

It also puts your agent and lender in a tough spot where it could be a perceived "fraud for profit" and they could lose their license and face time/penalties if they knowingly cooperate.
