But consider this: if your time is worth $100/hour and you spend 40 hours a year on tasks you could outsource for $25/hour, you’re effectively losing $3,000 of potential value each year. 

An agent is going to spend the same time on a 72K listing and a 200K listing.

With 30% vacancy in the area, filling space could be a challenge.NNN leases are great for minimizing expenses, but how much control do you actually have?

They spend so much effort finding buyers that they treat the areas to the left of the timeline as an afterthought.

The way I countered this (still not as good as buying a note with idle cash but I have checkbook control) is the money paid out from a note fund I invested in is at Axos bank.
