I was seriously contemplating moving a large share of my investment portfolio into “passive” type investments, where I left the management of the investment up to someone else.  

What ever you do ,, I can't urge you enough to make sure you travel to Indy and look at the areas and the property your contemplating buying PRIOR to purchase.

.: Marco is still pumping out podcast episodes so is Clayton Morris and his deals were out right fraud and theft I have an investor who we we bought a loan from and had to foreclose on his asset and now going after the PG, if you saw this persons online presence you would think this guy is CRUSHING IT - he has his BK attorney reach out saying he is $2M in the hole and contemplating BK because he owes so many people money from bad deals. 

It took a lot of research and contemplation before I was able to convince myself that paying a 30-40% premium for a condo in a complex with vacation rental capabilities was worth the investment.

They also have deadbolts now that you could install on every door which we have contemplated, but it's cheaper to buy lockboxes and only use them for the vacant units than buy a new lock for every single unit we manage. 

I know that a ton of people will win with the approach you are contemplating taking - in taking a HELOC out for the down payment on an investment property. 

Still contemplating if we're gonna rent or flip, but leaning towards renting... hold for a while to let to appreciate. 

I'm contemplating this decision because I'm not sure if it would be desirable for tenants to have an extra room instead just a loft area.

Depending on the property location and what amenities/resources are nearby, it could be a good option for an MTR situation as you are contemplating.
