I’m a little concerned about off season rentals.

My only concern is I believe most ADUs all tie into the same utilities and would be 1 bill.

I recommend checking Ohio, its a very beginner/landlord friendly state to get started. 

Although I am still a beginner I am more than certain that Bigger Pockets will make my real estate journey much easier.
