@Brent Coombs I will concede that this is tough on your first project but I absolutely can get these terms from private lenders and refinance after six months into a conventional loan based on 75% ltv as appraised after the renovations.

One gets "preferred" treatment (a pet) vs the one in the protected class does not.I only say that because Bill had conceded that he would allow them a pet after the fact so he obviously doesn't have a hard and fast rule against pets.

Maybe you have a minimum heat requirement that is intended to prevent frozen pipes; the fact that pipes froze would indicate a violation of such a clause / addendum.How easy would it be for you to actually collect assuming the tenant admits / concedes guilt in this matter?
