As a starting point, I have been heavily considering the Sub30k category of REI.

I have not been a fan of the larger property management companies who heavily market without a focus on the local markets they handle.

They are a reputable company. 

I'm focusing on building relationships with high volume agents, wholesalers, buyers, and sellers in this market to create dealflow for myself and my clients.From a strategy perspective - we work heavily on co-living properties as it is one of the best ways to make things pencil.

I found a good turnkey property company out in Memphis.

Can anyone recommend a company that offers a builders risk policy to cover the construction period but then will also allow a cancellation and refund after work is finished to convert into a standard landlord policy.  

With a 9-5 job too busy to catch a breather, being that it will be my first rental property would you recommend finding a property management company to oversee the investment property OR create a profile on a property management platform, I am thinking about Avail unless there is a better platform, to collect rent and hire specialist as issues arise from tenants?
