Some of the family-business real estate companies are starting to move from the (typically) patriarch who started the company in the 90s into the kids who are in their early 40's +/-.  

Plus, with how much appreciation is coming to Columbus Ohio, that house will easily 2x or 3x over the next few years from all the population/job/companies developing here.Plus, Anduril just announced another 4k jobs and over 1B+ in development in Columbus Ohio along with all the companies already developing here (Intel, Google, Amazon, FB, Nationwide Childrens, etc)

In my case, I have residential rentals in one LLC, commercial properties in another, self-storage in a third, and my real estate company operates in a fourth.

I tend to lean toward my clients getting some experience owning a standalone rental property prior to buying a live-in multiunit, but at the end of the day, every situation is different. 

Is there some reason that you or the company simply don't discuss what happened and use this as an opportunity to turn a negative post into a positive one for the company?  

I tend to be partial to REIA events, which have chapters in most larger cities/markets.

I'm with you that sidewalk slip and fall litigation may be less likely in the Midwest than say Mid Atlantic which tends to have more litigious cities but dismissing premises liability issues can come back to bite an investor and when these properties have such razor thin margins that an investor must consider the cost benefit analysis of safety against ROI, there is a real estate issue and is usually a losing proposition.   

@Jason Dillard Even if the EDM is refundable, point me to the title company/brokerage who serves as escrow agent and returns EDM's without mutual sign off from both parties to the sale contract.
