I’ve done 4 cash out refis to buy 14 houses basically for free, since I didn’t have to come up with any out of pocket cash for my 20% down payments on the new houses.

There are not too many people who can pay 40K cash to buy a house.

Now I am inheriting a huge fixer-upper in Dallas which we will probably live in for a few years after it is repaired.My ideal situation with REI is to buy and hold multiple properties while also flipping a few per year to supplement our income.

If I bought what you are looking at, I would only buy it at a price in which is in line with how it is permitted.

.: Someone asked me about a Due on Sale suit I was involved in and it reminded me of the many encounters I've had with trying to buy pre-foreclosures and do SubTo.Some of these brutes are big, ugly, scary, mean and volatile.

I’d also look into using an FHA 203k renovation loan, allowing me to buy something unqualified for a standard mortgage, which would weed out a lot of competition and push the price lower.
